Water Problems with our Rental Property

Owning rental property comes with some big pros and cons.  On one hand, it is an opportunity to make some passive income.  Instead of putting in time to make the money, your investment keeps paying you back, month after month.  In fact, every time I receive a rent cheque, it puts a smile on my face – it is one of the easiest ways that I have ever found to make money.

But it isn’t always a walk in the park.  In fact, our experience this past week with our rental property in Los Angeles has not been a good one.  Unfortunately for us, one of the water pipes in the basement of one of our units burst when the tenant were gone on vacation.  When they came back, they were greeted with a basement full of water.

Guess who received a phone call about it?

We did.

And we had to deal with it.

I knew that we had no clue how to solve the problem, but we needed to get the rental unit back in liveable condition as soon as possible.  We contracted a company that specialized in water damage restoration Los Angeles.  We had them out to assess the situation and give us a quote on the solution.

We just received the quote today and accepted it, with the plan that the work will commence next week.  I’m hoping that we’ll get everything cleaned up quickly.

Fixing Broken Windows

The Baseball that Broke the WindowsLast weekend we had the unfortunate problem of having a baseball go through the windows on our house.  Two of them were broken while we were playing ball out in the yard and my wife wasn’t happy.  I don’t blame her, but it was an accident, and it was something that we were going to have to fix.

But we didn’t have the money.

Thankfully it was a pay week, so I received my paycheck on Thursday and now we have the funds to fix the window on the house.  I know that you are going to tell me that I could just use my insurance, but it really isn’t an option right now, so we are going to pay for it out of our pockets.

So, I decided to find a shop that sold Milgard windows in Toluca Lake.  I was not only trying to find someone that could do the work on short notice, but do the repairs at a price we could afford.

Thankfully, I was able to find both.

The techs were out today replacing the broken windows and by mid-afternoon, everything was completed.

It was a painless experience.

While I wish this wouldn’t have happened, I did learn one thing: it is not smart to play baseball in your own backyard.

Picked Up a New Uniform for Work

For the last six months, I have been working as an esthetician at a local salon during evenings and weekends.  It has been a good job that has allowed me to focus on my college work during the week and allows me to put some extra money in my pocket as well.  My boss has been very accommodating working around my schedule, and since I love doing nails anyway, it is a good fit for where I am in life right now.

But one of the things that I have wanted to change for some time is buying a new uniform for work.  Since I didn’t really have any extra money when I started my job, I had to use a used uniform that they had kicking around the salon, and while functional, it was old and worn out.  Many of my clients made comments about it and I decided that once I had enough cash that I would buy myself a new one.

That is exactly what happened just a few days ago.

You see, I was looking at some grooming apparel online and I found a cute blue rhinestone jacket for less than $40.  It was designed for people working in my field, so not only did it look good but it was going to be durable and functional as well.  Since I had enough room on my credit card, I ordered one and it showed up yesterday.

It is perfect.

I can’t wait to see what my clients say when they see me in my new uniform – it will be nice to get some positive comments for a change.
