If you are in the real estate investing market, I am sure that you are aware of your competition. They are the ones looking at the same properties as you, bidding on the same properties as you, and sometimes that can be frustrating.
Take for example repossessed properties. Now I would like to compare the market for these properties to a pack of hungry dogs fighting over one piece of meat - the competition is tough and ruthless. Now, what if I could tell you that you could get into this market without the tough competition - would you be interested?
Well, my idea that I am going to present you is not original - but it is not used a lot. Simply, what I suggest is that you start a sell and rent back program in your community. What’s that? Well, instead of fighting everyone for repossessed properties, you offer the people who are going to have their property repossessed a way out. You buy their house at a discount, rent it to them (so they don’t have to find a place to stay - and it gets you a tenant without looking) and you can even offer them the option to buy it back at a later date. It solves two problems - their money shortage and your search for rental properties at a discount.
Consider setting up one of these services to increase your investment property portfolio - it may not be unique, but you will find little competition.
